This allows for a margin of safety to be built into the financial model to limit downside risk.

In addition to our Multifamily value-add funds, we are currently raising money for our fourth Income & Appreciation fund. This is a 506(c) fund which is open only to accredited investors. If fully funded and capital deployed, this fund will contain approximately $18 million of single family homes throughout 14 counties in Northern California. All homes are purchased at a significant discount to replacement cost and well below current market value.
